Real estate · Connectivity as an amenity

The listing attribute no portal shows: how the connection behaves when you are actually working

Trailing 90 days to 16 July 2026

Portals list transport, schools and advertised broadband. None shows how the connection behaves on a weekday morning or at nine in the evening. KASPR grades 20,623 districts in 235 countries on measured working-hours and evening-peak connectivity, the way a walk score grades a street.

The grade

One letter, two times of day

Each district gets a grade from A to E for working hours (Monday to Friday, nine to five, local time) and another for the evening peak (seven to eleven), from the median latency and jitter measured over the trailing ninety days. The headline grade is the worse of the two, so a district that is fine at lunchtime but congested at night is marked down. Grades are quintiles within the country: the top fifth of districts is A.

Australia: districts by headline grade, A 33, B 44, C 118, D 145, E 162.

Three listings

What a buyer would see

Three real districts in New South Wales, one at each end of the scale and one in the middle, with the bundle a listing would carry: the grade, the two time-of-day grades, speed and steadiness as percentiles within the state, outage exposure over the last year, the two-year trend and the district’s rank within its state. Consumers never see milliseconds; the measured values stay in the data for portal analysts.

Caveats the pitch rests on

Per district, not per building; local time, not UTC

The measurement’s resolution is the district, so the grade is a district claim and is presented as one; where a district lacks ninety days of support the listing shows the state-level bundle and says so. Every time window uses the district’s own time zone with daylight saving, because the whole argument is the difference between the working day and the evening.

90% of scored districts carry a district-level grade; the rest fall back to the state bundle.

Delivery

Lookup, batch, map

A point lookup returns the bundle for the district containing a coordinate, cached per district and refreshed weekly. Batch enrichment scores a portal’s whole inventory from a file of coordinates, monthly. A map layer lets buyers filter listings by grade. Pricing is by country tier; talk to sales.

How this grade is made

KASPR measures the responsiveness of connections in each district every hour. Speed is how long the connection takes to respond; steadiness is how little that delay wobbles, which is what breaks video calls. The grade combines both over the trailing 90 days, separately for weekday working hours and for the evening peak when households stream and game. The headline letter is the worse of the two. Grades are quintiles within the country: A is the best fifth of districts, E the worst fifth. Percentiles are ranks among the state’s districts, so the 95th means better than 95 in 100. Outage events are hours where the district’s delay ran well above its own rolling baseline, in runs of two hours or more. The grade describes the district, not an individual building or provider, and does not identify causes.

Method and corroboration

Observation-weighted medians of hourly latency and jitter (weight: responding IP addresses) over local-time windows; grades as within-country quintiles; outage events from the shared anomaly detector (hours above the district’s rolling baseline by more than three median absolute deviations, in runs of two or more). The measurement describes timing and depth of connectivity and does not identify causes. The portal page shown is a design mock with an invented brand.
